The house is listed for sale, now what?

When you list your home for sale you want prospective buyers to not only have a pleasant experience, you want them to fall in love with your place. So how do you do it?
Unlike selling a commercial property, buying a home is an emotional decision. Cleanliness, neutral decor, coordinated accents, natural light, a comfortable temperature, a subtle, pleasant and clean smell create an inviting atmosphere.
Now that your house is sparkly clean, staged to perfection and ready to be showcased to prospective buyers, here are a few tips for successful showings:
1. Keep the entrance light on until late at night, either you have showings booked or not. You want everyone passing by to notice your house is up for sale.
2. Keep the porch clean and inviting. Always remove shoes, coats and keys from the entrance hallway. This area is what a buyer sees first . You will never have a second chance to make a first impression.

3. Maintain the house sparkly clean. When you leave the house, make sure it is in pristine conditions and ready to be shown at any given time. The house should look just like the day of photography.
4. Never leave any garbage inside the garbage bin in kitchen or bathrooms. In fact, remove the garbage bin and toilet brushes from the bathroom floors.
5. Keep countertops and sinks sparklly clean, store away the soaps, creams and toothbrushes. Place all your necessary bathroom items on a tray that can be easily picked up and stored away if you have a last minute showing. Don't forget to close all the toilets' lids.

6. Have all lights on for showings, including the night table lamps in the bedrooms, kitchen cabinets undermount lights and the rangehood light even during the day. It adds to the mood.
7. Close all closet doors, keep all bedroom doors open
8. Let natural light come through the blinds.
9. Open the bedrooms' windows for a few minutes every morning to freshen up the rooms
10. Maintain a comfortable temperature even if nobody is at home during the day.
11. Make sure the house key is in the lockbox when you leave the home.
12.  Remove or tack away all valuable items like jewellery, watches, cash, important documents as well as any prescription medication you might have inside the cupboards or in an easy to reach spot
13. Try to accomodate all showing requests. Reasonable times would be from 9 am to 9 pm. We want as many showings as possible. 
14. Never stay in the house during a showing.
15. If an agent or a prospective buyer has questions about where you are moving, the reason why you are selling or how much money you are willing to accept for the house, please do not engage.
