The process is not that complicated.
An initial consultation would be the first step. We offer a pre- listing package that explains the steps. We then plan an inspection at no cost for the homeowner. The inspection can reveal some of the deficiencies the home might have. Sometimes they are little things that can be addressed before the buyer finds them and starts bargaining down the price. Small repairs can include peeling paint, caulking, loose door handles and hardware, replacing light bulbs and improving light throughout the house, address faucets’ small leaks if any, ensure everything is in pristine condition. Checking the appliances, ventilation, insulation, the status of the roof, windows, garage door, fireplace etc.
A staging consultation is next. Our stager will walk through the house with you and will give you a list of suggestions/ improvements that you can do to improve the sell-ability. This consultation (valued at over $400) will be at no cost to you, the homeowner. You will have a list of suggestions that may include removal of some of the existing pieces of furniture to improve flow and show the spaciousness of the place. A fresh coat of paint might be suggested for a room, hallway or for some of the rooms in your home, cleaning or detailing some parts of your home including closets and storage rooms, de-personalizing and de-cluttering.
Sometimes, adding a mirror in a key spot of the house or a large art piece could be beneficial. It can make a room feel larger than it is. Other times, renting some furniture with a more adequate scale for the size of the room might be suggested. Staging is not only decorating the place. It is creating an emotion for the buyer, creating a dream place. Staging helps sell those dreams and creates a more emotional purchase that can generate more money for the seller.
Once you agreed on the list of improvements provided by the home inspector and stager, we offer a free consultation with our general contractor and you can get an estimate on the work they can provide.
If storage is needed we can provide you with preferential rates from our business partners including boxes and pods and will coordinate the professional organizer, cleaners and movers if their estimates are acceptable to you.
We do not bill you for the time spent to coordinate all of the preparations for you. Our work is compensated through the sale commission. You can choose to be as involved as you would like to be in the process, or decide to just give us the key and we will deliver you the cheque at closing.
