One question I am often getting is "why do I need a home inspection when I am selling my house?" And to be honest, the home inspection prior to listing your home for sale is not mandatory, but it is a great thing to do if you don't like unpleasant surprises.
A pre-listing home inspection might reveal little defects that can be remedied before the buyer brings in his own home inspector. It might also discover some major defficiencies that you might be unaware of but that could become a bargaining ground for the buyer. Wouldn't it be better to know these things in advance?
The only disadvantage I can see when it comes to having a pre-listing home inspection is the price. The price for a pre-listing home inspection in GTA can be anywhere from 400$ and up, depending on the size of the home, location, condition etc.
