March 2026 - Toronto Real Estate Market Update: The Illusion of Stillness

Originally published in Romanian language in the Romanian newspaper Observatorul, March 2026, this article reflects on the evolving dynamics of the real estate market in Toronto and the Greater Toronto Area.

If you follow the news, you might think that Toronto’s real estate market has completely collapsed. The reality is that we are going through a difficult moment. Sales are lower, buyers are more cautious and many decisions are being postponed.

But beyond the statistics, there is another reality on the ground. The market has not stopped. It has slowed down. People continue to buy and sell homes because life does not stand still. Families grow, new jobs arise, relationships change, retirements happen, or there is simply a desire for a different lifestyle. All of these factors continue to drive movement in the real estate market, regardless of the economic cycle.

Recent data published by the Toronto Regional Real Estate Board shows that in February there were approximately 3,868 transactions, about 6.3% fewer than the same period last year. At the same time, the number of new listings dropped even more significantly, by nearly 18%, while the average home price in the GTA stood at approximately $1,008,968.

These numbers reflect a cautious market. On the ground, we see a clear gap between sellers’ expectations and buyers’ caution. Many homeowners still remember the peak prices of previous years and hope to achieve similar values. Meanwhile, buyers are analyzing every decision much more carefully.

One of the key factors influencing the market right now is the wave of mortgage renewals. Many loans taken during the pandemic, when interest rates were extremely low, are now coming up for renewal. For many homeowners, this means higher monthly payments. While some can absorb this change, for others it creates financial pressure and may lead to the decision to sell.

At the same time, the condominium segment is going through a period of recalibration. After years of rapid growth, investor demand has slowed. Many pre-construction projects are now facing a slower pace of sales.

For end-users, however, this period can create opportunities.

The market is not evolving uniformly. For example, detached homes in the GTA had an average price of approximately $1.56 million in February, while condominiums averaged around $663,000. This gap highlights how different segments of the market experience demand and pressure differently. While the detached segment continues to be supported by families seeking more space, the condo segment is going through a slower adjustment period.

I recently worked with a couple who were considering selling the home they’ve lived in for nearly 15 years. Their first reaction was: “Our neighbor sold for $200,000 more. Maybe we should wait until the market recovers.” It’s a very common reaction right now. But the question I asked them was simple: if you sell now and also buy now, does the gap between the two properties really change that much?

In many cases, the answer is no.

Even though prices are no longer at the record levels of 2022, the property you are purchasing is typically more affordable as well. In many situations, the difference between two homes remains surprisingly similar to what it was during peak market conditions.

In my day-to-day work, I see something very clearly: good homes, priced realistically, continue to sell. Properties that are well prepared, properly positioned, and correctly valued still attract interest even in a slower market. The difference is that the process may take longer and requires more careful preparation.

The GTA real estate market is going through a period of adjustment. Interest rates, the global economy, and buyer sentiment will continue to influence market activity in the coming months. But one thing remains constant: people will continue to buy and sell homes. Ultimately, the success of a transaction does not necessarily reflect the perfect market moment, but the right moment in someone’s life.

If you are thinking about selling or buying and are unsure how to navigate this more cautious market, sometimes an honest conversation can make all the difference. Understanding your options and building the right strategy—tailored to your timing and personal situation—remain the most important elements of a successful transaction.

A încetinit.
